How much to remove an asbestos artex ceiling?
A textured ceiling in a normal room usually costs £2,750 to £6,000 to strip and dispose of. Most of that is the enclosure, survey and air clearance rather than the coating itself, so the cost does not scale neatly by the square metre.
Is it illegal to remove asbestos yourself?
Not always, but the rules are strict. A homeowner may remove some low-risk asbestos cement items from their own home, double-bagged and taken to a licensed disposal site, and some councils help with small amounts. HSE's condition is that you have had the right information and training first, and the controls are the part people skip: keep the sheet whole and damp, unscrew rather than break it, never cut or drill or use a power tool on it, and wear disposable overalls and a fitted FFP3 mask. Bagging matters after the fibres are already in the air, which is too late. Higher-risk materials such as insulation board, lagging and sprayed coatings need licensed contractors by law. Given that a small professional removal starts around £200 to £500, testing first and paying for removal is rarely the place to economise.
Why does removing an artex ceiling cost so much more than a garage roof?
An asbestos garage roof is bolted-on cement sheets removed largely intact outdoors: £400 to £900. A textured ceiling is inside your living space and the coating has to be removed or the boards taken down under full containment, with the room sealed, operatives in protective kit and air testing afterwards, which is why it runs £2,750 to £6,000 per room.
Does asbestos removal need doing again later?
No. Removal is once and done, which is the main argument for it over the alternative. The alternative is encapsulation or enclosure, where material in good condition is sealed or boxed in and left where it is. That is permitted, it is usually much cheaper, and HSE's own advice to householders is that asbestos in good condition and unlikely to be disturbed is often best left alone, with its condition checked from time to time. The catch is that it is still there, so it still constrains any future work in that area and will still need dealing with eventually. Encapsulation defers the cost by years rather than removing it, and that is the honest way to compare the two prices. Worth being clear on the legal position too, because it is widely misreported: the duty to manage asbestos under the Control of Asbestos Regulations 2012 applies to non-domestic premises and to the shared parts of some residential buildings, not to your own home. A homeowner has no legal duty to survey it, log it or monitor it. What the law regulates is the work, not the fact that the material is in the house.
Can I get asbestos removed for free?
Sometimes for small amounts: many councils offer free or low-cost collection of a limited quantity of double-bagged asbestos cement, such as a few sheets or a water tank. Policies vary a lot by council, so check yours before paying a contractor for a small job. There is no free route for licensed-level materials like insulation board.
