Do stud walls crack, and how long do they last?
A stud wall does not really wear out. It is a timber frame with plasterboard on it, and with nothing loading it and nothing wetting it, it lasts as long as the building. What does show up, usually within the first year or two, is fine cracking, and it is worth knowing the cause because that decides whether it is a defect or decoration. There are two. New timber shrinks and moves as it dries out, and floor joists flex under foot and move the boards very slightly, so cracks appear along the board joints and along the junction where the new wall meets the existing wall or ceiling. Those joints should be scrimmed or taped before skimming, and boards should be staggered rather than run in one line floor to ceiling. A wall skimmed over untaped joints will crack again however many times you fill it, so the fix is to tape and re-skim, not redecorate. Ask what jointing is included when you compare quotes in the £450 to £1,800 range, because it costs almost nothing to do at the time and a lot to retrofit.
Does the price include a door or soundproofing?
A plain wall does not. Framing a doorway and fitting the lining adds around £100 to £250, and acoustic insulation or a double layer of soundproof board adds roughly £15 to £30 per square metre.
