How the price is built up
A tradesperson prices the timber or metal frame, the plasterboard on both faces and the two-coat skim on both sides, which works out at around £90 to £140 per square metre all in. A doorway, insulation or soundproofing each add to that figure. Most of the cost is labour: building the frame, boarding both sides and skimming. Materials for a standard wall (studs, plasterboard, fixings and plaster) are usually £150 to £350, with labour making up the rest.

Most stud partition walls cost £450 to £1,800. A standard room-dividing wall of about 3m by 2.4m usually comes in around £750 to £1,000 built, boarded and skimmed. Priced per square metre that works out at roughly £100 to £140 including materials and labour, because both faces are boarded and skimmed.

Can I build a stud wall myself?
A competent DIYer can build and board a straight stud wall, with materials for a standard wall costing around £150 to £300. The skim finish is the tricky part, so many people build it themselves and pay a plasterer £150 to £250 to skim it smooth.
How long does it take to put up a stud wall?
Usually one to two days for a single wall: roughly a day to frame and board it, then time to apply the skim and let it dry before decorating. A doorway or soundproofing adds a little more time.
Is a stud wall cheaper than a block wall?
Yes, a timber or metal stud wall is normally cheaper and quicker than a blockwork partition, and it is light enough to stand on an existing floor, though on a timber floor it should sit on the joists, not just the floorboards, with a doubled joist underneath where they run parallel to it, whereas blockwork should not be supported on timber joists. A blockwork wall gives better soundproofing but costs more in both labour and materials.
Do stud walls crack, and how long do they last?
A stud wall does not really wear out. It is a timber frame with plasterboard on it, and with nothing loading it and nothing wetting it, it lasts as long as the building. What does show up, usually within the first year or two, is fine cracking, and it is worth knowing the cause because that decides whether it is a defect or decoration. There are two. New timber shrinks and moves as it dries out, and floor joists flex under foot and move the boards very slightly, so cracks appear along the board joints and along the junction where the new wall meets the existing wall or ceiling. Those joints should be scrimmed or taped before skimming, and boards should be staggered rather than run in one line floor to ceiling. A wall skimmed over untaped joints will crack again however many times you fill it, so the fix is to tape and re-skim, not redecorate. Ask what jointing is included when you compare quotes in the £450 to £1,800 range, because it costs almost nothing to do at the time and a lot to retrofit.
Does the price include a door or soundproofing?
A plain wall does not. Framing a doorway and fitting the lining adds around £100 to £250, and acoustic insulation or a double layer of soundproof board adds roughly £15 to £30 per square metre.
Do I need planning permission or building regulations approval for a stud wall?
Planning permission, no; building regulations, possibly. Planning Portal says an internal wall should not need planning permission in England, though a listed building needs listed building consent for significant works, inside or out. Building regulations depend on what the wall does: under regulation 3 of the Building Regulations 2010 it is building work only if it is a 'material alteration', one that would leave the building worse on structure, fire safety or access. The common case is a wall that creates an inner room, one you can only leave through another room, which needs an escape window and possibly smoke alarms. If in doubt, ask building control before it goes up.
Does a new stud wall have to be soundproofed?
Only some do. Where the work falls under the Building Regulations 2010, for example in an extension, requirement E2 says an internal wall between a bedroom or a room containing a WC and another room must provide reasonable resistance to sound, but not a wall that contains a door or one between an en suite toilet and its bedroom. Approved Document E, the guidance for England, sets a minimum of Rw 40 dB. Its timber examples use studs at least 75mm deep with two layers of plasterboard each side, or one layer each side plus at least 25mm of mineral wool, all board at least 10kg/m².
