Is it worth removing pebble dash?
It can be, if the pebble dash is cracked, hollow or letting in damp, or if you want to expose the brick. If the brickwork underneath is poor quality or was never meant to be seen, re-rendering or cladding is usually the sensible finish rather than bare brick.
Can I remove pebble dash myself?
Removing it is possible with a bolster and hammer or an SDS drill, but it is slow, very messy and risks damaging the brick underneath. Working at height needs scaffolding, not a ladder. Most people do the ground floor themselves at most and leave the rest to a renderer.
How long does it take?
One elevation takes a day or two. A full house strip and re-render is usually one to two weeks once you include scaffolding, drying time between coats and clearing the debris.
How long does the new finish last once the pebble dash is off?
Longer than what you took off, but the figure depends entirely on what goes back on, and that is a better basis for comparing quotes than the removal price alone. Published lifespans for traditional sand and cement render vary widely, from 10 to 15 years before cracking on a building that moves, up to 20 to 30 years in kind conditions, and painted render then needs recoating every 5 to 8 years on top of that. Modern monocouche and silicone renders are generally put at 25 years and more, with silicone quoted at 25 to 30 because it sheds water and stays cleaner, and water-repellent treatments reapplied every 8 to 15 years depending on the product and how exposed the wall is. Bare brick, where the brickwork underneath turns out to be good enough to expose, has no coating to fail at all, though it may want repointing. Across a £1,500 to £12,000 range the finish you choose changes the next thirty years far more than the removal does.
Is there a cheaper alternative to removing it?
Yes. If the pebble dash is sound you can render straight over it, paint it, or clad over it, all of which cost less than hacking it off first. Removal only makes sense when the existing finish is failing or you specifically want it gone.
Does stripping pebble dash and re-rendering mean the walls have to be insulated?
Often, yes, in England, once more than half of an elevation is re-rendered. Approved Document L counts rendering the outside of a wall as renovating a thermal element, and regulation 23 of the Building Regulations 2010 then requires the whole elevation to be improved, so far as that is technically, functionally and economically feasible. The target U-value is 0.55 W/m²K where the cavity can be filled and 0.30 otherwise, or the best that pays back within 15 years. It normally needs building regulations approval, so check each quote includes the upgrade. Rendering or cladding over sound pebble dash counts too; painting does not, because decorative finishes are excluded.
Do I need planning permission to remove pebble dash and re-render?
Not usually, in England, unless the house is in a protected area or listed. Class A of Part 1 of Schedule 2 to the General Permitted Development Order 2015 allows it only if the materials look similar to the existing ones, so a noticeably different finish is worth checking with the council. In a conservation area, National Park, Area of Outstanding Natural Beauty, the Broads or a World Heritage Site, cladding the outside in render, pebble dash, stone, timber, plastic or tiles needs planning permission. A listed building needs listed building consent for significant external works, and an article 4 direction can remove permitted development rights.
