How the price is built up
An insecticide job starts from a survey and first treatment of a single room, commonly £150 to £300 for the whole course of two or three visits. Each extra room adds £80 to £200. A whole three-bed house comes to £400 to £800. Heat treatment is priced by the day and the equipment, so one room is £300 to £600 and a whole house £800 to £1,500. Encasements for the mattress and base add £40 to £150. On an insecticide treatment nearly all of the cost is the technician's time across two or three visits. On heat treatment it is the equipment and the day: the heaters, the monitoring and a full working day on site for one property. That is the whole reason the two prices differ so much, rather than one product being better value than the other.
Ways to keep the cost down
- Treat every affected room at once, because bugs simply move back from an untreated room and you pay twice
- Do the laundry and decluttering the firm asks for, since a failed treatment through poor preparation is not covered
- Do not spray shop insecticide before the visit, as it scatters the bugs and makes the professional job harder and dearer

Why is heat treatment so much more expensive?
Because it is equipment-heavy and done in one go. Industrial heaters raise the room to a temperature that kills eggs, nymphs and adults at once, so there is no need for return visits. Insecticide is cheaper per visit but needs two or three visits to catch the bugs still to hatch. You are choosing between a higher price and a faster, more certain result.
Will one treatment get rid of them?
With heat treatment, usually yes. With insecticide, almost never: eggs are the reason, because they are the life stage sprays struggle to reach, and they keep hatching for two to three weeks. That is why a reputable firm quotes two or three visits from the start, and why a one-visit insecticide quote is a warning sign rather than a bargain.
Do I have to throw the mattress away?
Usually not. A mattress can normally be treated in place, and an encasement afterwards stops anything surviving inside it from reaching you. Throwing furniture out before the treatment can make things worse by moving bugs through the house, and buying a new bed into an untreated room simply gives them somewhere new to live. Ask the technician before you skip anything.
How do I prepare for the visit?
Strip the bed and wash all bedding and nearby clothing at 60 degrees and tumble dry it hot, bag it and keep it sealed until the treatment is finished. Pull furniture away from the walls, hoover thoroughly and empty the hoover outside. Do not spray shop insecticide first, because it scatters the bugs to other rooms and makes the professional treatment harder.
Are bed bugs a sign the house is dirty?
No. They travel in luggage, on second-hand furniture and between adjoining flats, and they feed on blood rather than crumbs, so a spotless house is as vulnerable as any other. Clutter matters, because it gives them places to hide, but cleanliness on its own neither causes nor prevents them.
How long does the guarantee last?
Commonly one to three months from the final visit, with a free return if bugs are still present. It normally depends on you having done the preparation the firm specified, and on the whole infested area having been treated rather than one room out of two. Get the guarantee and its conditions in writing.
Can I get rid of bed bugs myself?
